DE SALAS Real Estate Consultants (from now on referred to as DE SALAS) would like to make clear that the use of the services of the website www.desalas.co.uk implies the acceptance of the following General Conditions of Use (now referred to as GC).

Through the acceptance of the current GC, you declare that you are of full legal age and/or with the legal capacity to subscribe and agree to contracts, and that you have read and accepted the current GC.

These General Conditions control the connection from registration processes carried out by the Users of the website found at the URL www.desalas.co.uk, property of DE SALAS.

The users accept the General Conditions from the moment in which they use the consultancy services or register personal data voluntarily. This document can be printed and stored by users, and they can receive an explanation of any information or doubt through the email address lamoraleja@desalas.com.

The current GC is subject to the following Laws:

• Law 7/1998 of the 13 April, about the General Conditions of Contracting.
• Law 26/1984 of the 19th July, General Conditions for the Defence of Consumers and Users by Royal Decree 1906/1999 of the 17th December, through which telephone or electronic contracting is regulated with General Conditions.
• The ‘Ley Orgánica 15/1999’ of the 13th December for the Protection of Personal data.
• Law 7/1996 of the 15th January, for the Regulation of Retail Businesses.
• Law 34/2002 of the 11th July; services of the Society of Data and Electronic Trading.

If you live outside of Spain, and the legislation of your home country prevents your compliance with Spanish legislation, you can not use the services offered by DE SALAS on this website.

MODIFICATIONS TO THE GENERAL CONDITIONS

DE SALAS reserves the right to change the current General Conditions, informing the users with sufficient notice, with the aim of improving the services offered through this website.

The necessary notification will be carried out through the publication of changes to the GC on the website. Before using any product or service offered by DE SALAS, you must read the GC.

CONTENTS OF THE SITE

The contents supplied by www.desalas.co.uk are subject to the rights of copyright and patent, and are the exclusive property of DE SALAS or of the physical or legal persons that, in this case, provide the information.

The user declares that they know that the information provided by DE SALAS through their services is not of a legal nature, and offers only informative contents.

The prices that feature on our website are the figures given by the owners of the properties and can be adjusted or not, according to the valuation carried out by DE SALAS.

On no occasion should it be thought that the price that appears on the website is the final price of the operation. The final price, in cases in which there is a declaration of purchase, will be the result of negotiation and will be decided by mutual agreement. The final price of the operation will have to include the necessary taxes, according to the existing legislation.

For your information, although there are properties whose prices are not negotiable, on occasions they can have differences of 5% over the asking price of the property owner.

AVAILABILITY OF SERVICES

DE SALAS does not guarantee the permanent availability of services, being exempt from any kind of responsibility for possible damages caused due to circumstances outside of their control or errors in the data transmission transfer networks.

PERSONAL DATA

LEGISLATION AND JURISDICTION

The current GC are valid and interpreted in accordance with Spanish legislation. The Jurisdiction and territorial adherence, for recognition and decision regarding every matter related to the current GC, corresponds to the Justice System of the Capital Madrid.

NOTIFICATIONS

All notifications, requirements, petitions and other communications carried out by parties in relation to the current GC will have to be carried out in writing or by some means that leaves written evidence of its receipt by the addressee.

INCOMPETENCE OR INEFFICIENCY

If any clause included in the current GC was declared, totally or partially, to be incompetent or inefficient, the declared incompetence or inefficiency would affect only that part, leaving full, up to date and applicable the rest of the current GC, meaning that the conditions, aside from the part that is affected by the declaration of incompetence or inefficiency, are not adjusted.
